If looking only at our charts you’ll note the median sales price was $242K in February of 2020 and 2021 with the median price moving to $467K in December ’21.  The median sales price was $403,435 as of December ’22.  

There’s more to the story here so let’s look more in depth!

One listing in Beechwood had  449 cumulative days on the market!  Looking more closely there were reasons for that length of time.  When the home went on the market in July of 2020 it was listed at $525K.  After no movement the listing expired and it was listed again at $499,500 in February ’21.  After a few incremental reductions  pricing was reduced to $469,900…and it ultimately closed at $467K.   

So the moral of the story is correct pricing is everything!  

I had the pleasure of listing a home in Beechwood in February ’22 at $394, 900 and within 3 days we were under contract .  Our closed price was $403, 435…which was above the asking price!  

Let’s look at a snapshot of Median price per sq. Ft.:

The median price per sq. Ft. Was $156 per sq. Ft. In February ‘2020 going to $149 per sq ft. in December ’21 thru the end of ’22.  Most recently the median price per sq. Ft. Is $148 per sq. Ft.

Pulling information in our MLS will not give you a full picture of the activity in Beechwood.  You’re going to ask me , why?  And that’s because some of the sales within the last three years have been private…..not visible in our Multiple Listing Service.  Private sales also attest to the popularity and genuine value in buying a home in such a great neighborhood as Beechwood!  Homes retain their value and this is a much desired location!

Keep in mind that homes that are listed with a competent Realtor garner a higher price point than homes that are sold privately.  I have seen that time and time again.
