There are things you need to know that are specific to our area.

Townhomes have a lower association fee than a condominium. Town homes typically cover the community grounds and amenities, and the roofing of the buildings.

Condominiums typically cover the grounds, roofing, and exterior of the buildings. Because of this, the HOA needs to hold a higher amount of fees in Condominiums than in Townhomes.

It is very important that you receive and go over what is covered in the community you are interested in prior to making an offer. Over time, new communities can change exactly what they cover in the HOA fees. We have seen a lot of updates over the years so it is important to understand them.

Also, keep in mind that communities that have amenities like a pool, tennis courts, or walking trails, will have higher fees as well. If you do not plan on using these services, it may be wise to exclude those areas from your search.
