There are things you need to know that are specific to our area. Townhomes have a lower association fee than a condominium. Townhomes typically cover the community grounds and amenities, and the roofing of the buildings. Condominiums typically cover the grounds, roofing and the exterior of the buildings. Because of this, the HOA needs to hold a higher amount of fees in Condominiums than Townhomes.

It is very important that you receive and go over what is covered in each home you are interested in prior to making an offer. Over time, new communities can change exactly what they cover in the HOA fees.

Also keep in mind that communities that have amenities like a pool, tennis courts, or walking trails, will have higher fees as well. If you do not plan on using these services, it may be wise to exclude those communities in your search.
